Germany Real Estate Market

The residential real estate market continues to cool. In the third quarter, apartment prices were slightly below their year-earlier level for the first time in just over two years. Single-family houses sold for less than in the previous quarter. Fewer sales of apartments and single-family houses were recorded in the second quarter than in the same quarter a year earlier. Preliminary

third-quarter figures from cities and districts selected separately for each segment suggest that the combined number of sales recorded so far is also below the level of the same quarter last year. Listings are also remaining online longer. The longerterm comparison through the second quarter also shows an uneven recovery. Highpriced areas are often still well below their previous peaks. These findings come from the latest update of the GREIX sales price index, a joint project of the local expert committees for property values and the Kiel Institute for the World Economy (Kiel Institute). With Thuringia, GREIX now covers a German federal state other than a city-state for the first time.
